Theorem Developments is a developer-builder specializing in thoughtful residential projects across Metro Vancouver. We focus on missing middle housing - including laneway homes, duplexes, and multiplexes - designed to integrate seamlessly into established neighbourhoods while creating long-term value.
We work with clients building for multi-generational living, rental income, or investment-oriented projects. From early feasibility through approvals and construction, we provide clear guidance and bring deep experience navigating zoning, density, and permitting across Metro Vancouver.
From start to finish, clients work directly with firm leadership - not intermediaries. This hands-on approach ensures clear communication, quicker decision-making, and consistent oversight throughout the life of each project.
To date, Theorem Developments has completed over 60 residential units, with 50+ additional units currently in design, permitting, or under construction. Our work has been recognized with a 2025 Georgie Award for "Best Multiplex Development" and the 2025 Georgie Award for "Best Small-Scale Home", reflecting our commitment to quality execution, responsible density, and well-designed infill housing.

Faizan Alam
Co-Principal
Faizan leads construction and on-site execution at Theorem, bringing deep hands-on experience and long-standing relationships with trusted subcontractors. He comes from a multi-generation family of builders in Vancouver, with over 45 years of local construction experience, and began site supervising at a young age - shaping a practical, detail-oriented approach to building.
At Theorem, Faizan oversees day-to-day construction activities, including trade coordination, inspection scheduling, and on-site quality oversight across projects in Metro Vancouver. His established relationships with subcontractors help ensure reliable scheduling, predictable pricing, and consistent workmanship throughout each build.
During construction, Faizan remains closely involved and accessible, maintaining direct communication with clients while managing site decisions and municipal inspections. His hands-on approach ensures projects are built to Theorem’s standards and delivered with care, consistency, and accountability.
Suraj Jhuty
Co-Principal, P.Eng.
Suraj focuses on the development and project management side of the business, overseeing feasibility, municipal approvals, design coordination, and the overall planning of each project. He plays a central role in managing budgets, schedules, and consultant coordination, helping ensure projects stay organized, predictable, and well-executed.
He works closely with homeowners, investors, and joint-venture partners on missing middle and multiplex housing, guiding projects through early planning decisions and supporting a clear, step-by-step path from concept to construction. Suraj collaborates regularly with architects and municipal stakeholders to help make small-scale multi-unit projects more achievable and easier for clients to navigate.
Suraj is most energized by projects that sit between single-family homes and large-scale developments - complex enough to require experience, yet still hands-on and collaborative in nature.
